We are Gas Safe Register Engineers with over ten years of experience in the Letting Agency and Property Management industry.

Yes, we understand your suffering; we have first-hand experience managing tenants and property and fully appreciate how challenging the industry can be.

Now, it is fair to say that most tenants in the UK are caring and responsible individuals. Nevertheless, we will help you with the few bad apples, unfortunately unavoidable.

We will also assist you in ensuring your Landlords – Gas Safe responsibilities are fully taken care of and updated.

How are we going to help and assist you?

– Say you have a tenant who has been reluctant or is simply disregarding your property access notices. Although you could notify them in writing 24 hours before an engineer’s arrival on the property, we will establish immediate, proactive, and direct communication with your tenants.

We will always do this to confirm access to their rental properties, the appliance[s] location in question, including media [photography & video] and an overall description of the issue in question is required.

– We will update you regarding unforeseeable delays in our engineers’ arrival at your tenant’s rental properties. We will immediately call your dedicated maintenance department, followed by a formal email. But do not worry; we will communicate and keep your tenants entirely updated.

We will never make any promises, give advice, or discuss matters outside the gas safety-related job we have been booked or instructed to complete with your tenant. But, please, understand us – we are a super friendly bunch and will ensure your tenants are always well informed and respected.

– We promise that you will never have to chase us for confirmation of the time and date of our Engineer’s availability, property access key collection or returns, Landlord annual gas safety certificates and gas appliance service reminders, quotations, certifications, or anything else that may take up your valuable time and may be causing you unnecessary headaches.

– We will never proceed with a repair whilst on site unless we have received direct and explicit confirmation from you – email confirmation is also required.

– We promise to provide you with honest and proactive advice; we know your Landlords expect this from you.

– Like the reputable and responsible Letting Agent you are, we have armed ourselves with the latest integrated in-house Management Systems. We do not write valuable information on a Maccy D’s napkin.

– Our dedicated telephone, mobile lines and email are constantly monitored and never overlooked. We are in demand, so we will always respond on the same working day if we miss your call.

Landlord Annual Gas Safe Certificate – £65.00

£65.00 for one gas boiler and one gas cooker  *parts are not included in this service and will be charged in addition to the service cost*

£25.00 for on gas fire  *parts are not included in this service and will be charged in addition to the service cost*

£90.00 for one gas boiler, one gas cooker and one gas fire  *parts are not included in this service and will be charged in addition to the service cost*

*We will ensure to contact your tenant[s] and liaise directly with them to provide access to the property. All we require is their contact information, and you can have the peace of mind that the job will get done.

*Parts are not included in this service and will be charged in addition to the service cost.

*If parts are required, we will obtain your authorisation to proceed before ordering.

*If a part is required to complete the service to deem the gas appliance safe and you choose not to proceed with the repair, Gas Safe Engineers are responsible for ensuring life and property are safe. Therefore, at this stage, we will cap off or safely isolate the gas appliance in question to guarantee the safety of your tenants and property. We will charge a one-off diagnosis and callout fee of £65.00.

*All same-day cancellation of appointments, property access refusals or communication breakdowns from your part or your rental property tenant[s], resulting in our Engineer not completing the service on the scheduled time and day, will be charged as a one-off callout fee of £65.00.

Gas Boiler & Gas Appliance Safety Service – £70.00

£70.00 [no landlord certificate included] *parts are not included in this service and will be charged in addition to the service cost*

£30.00 for a landlord gas safety certificate when choosing an annual boiler service.

£100.00 for one gas boiler service, a landlord gas safety certificate, one gas cooker [no service], and one gas fire [no service.] *parts are not included in this service and will be charged in addition to the service cost*

*We will ensure to contact your tenant[s] and liaise directly with them to provide access to the property. All we require is their contact information, and you can have the peace of mind that the job will get done.

Boiler repair & fault finding – from £65.00

– Parts are not included in this service and will be charged in addition to the service cost.

– If parts are required, we will obtain your authorisation to proceed before ordering.

– If a part is required to complete the service to deem the gas appliance safe to use; however, you choose not to proceed with the repair, you will be charged a one-off diagnosis and a callout fee of £65.00

– Same-day cancellations, property access refusals or communication breakdowns – resulting in our Engineer’s inability to complete the service on the scheduled time and day will be charged as a one-off/callout fee of £65.00.

We do not offer emergency out-of-hours, weekends, or public holiday callouts. You may be asking yourselves, why?

– Like yourselves, we work our tails off during the week and value our privacy and time with our family and friends. But, most importantly, we value our Team and engineers’ mental health.

– We fully understand that offering emergency out-of-hours callouts is a considerable undertaking. As we move forward as a responsible company, we may consider offering this service in the future only when we are at a stage to deliver the absolute best service to you and your tenants.

There may be a few instances where we must take responsibility for returning to jobs after completion – rest assured, we will do just that!
